after reading some of the reveiws I was some what apprehensive. I need not have been.nice reception when we arrived .room clean . a plesent over night stay.

Small guest house near sea-front. Attentive staff, clean, comfortable room and good breakfast. Beware the beakfast room is small and you may have to wait if hotel is full. On street parking nearby.

the hotel was ok and my girlfriend said breakfast was good , wasn;t happy as couldn't sleep due to noise from flat next door, all night music and loud taklin walls so thin coud hear conversation .

The room was fine and looked like it had been recently refurbished - there were lots of little extras such as iron/ironing board, hairdryer, tea,coffee and biscuits etc. However the one thing that I was unaware of and certainly wasnt made clear on the website was that toilet and shower facilities were communal. There appeared to be only one toilet for […] quite a few rooms (I'm not quite sure exactly how many) and we had to go up two flights of stairs to reach it !! There were two very small showers available on different floors - unfortunately, for this reason I would not stay there again. It was ok but thought that booking had been for an en-suit room, came as a shock to have to go down the corridor for a shower and nup onto the next floor for the toilet.

The hotel was adequate for the shortness of our stay, but the area it was in was not nice. There was a boarded up building opposite it, with what looked like a squat next door to that. When we arrived there was a dead mouse on the zebra crossing by the B&B and the following morning there was a fresh blood soaked tissue there replacing the mouse! The […] B&B itself was ok by there was no toilet on our floor so we had to go up a flight to get to one. The toilet was beyond small and we kept banging our heads on the wall when we used it. Although we had a shower next door, because it had a concertina door the lock went upwards this was ok until the lock slipped down halfway through my already swift scorching shower. The breakfast was good except for the mushrooms and the owner was friendly if a little nosy. The Hotel is situated in a calm street and is relatively clean an tidy. However the staff is very unflexible and there are in my opinion better choices in the region.

I spent a night here in July with my boyfriend because I ran the Race for Life taking place on Sunday. At arrival the man was very kind and helped us to park the motorbike. The room was allright but the shower was outside and was very small and the toilet was in the third floor. I expected a great breakfast as they have a "breakfast award" showing in […] the entrance. The coffee was really bad and the rest was just ok. We asked the lady to let our stuff somewhere in the BB until the end of the race but she refused saying she was too busy in the kitchen. We couldn't talk to none else and all she suggested was to pay an extra night. We had to take our bags with us the whole morning and couldn't really enjoy the rest of the afternoon in Portsmouth. Firstly, there is no on-site parking and the surrounding roads are residential, so struggling with bags is a problem. Secondly, some of the rooms share toilets and shower facilities - very 1990s. This was a pleasant stay with the availabilty of plenty of cafes and restaurants within easy walking distance from the Abbey. only issue is get in early for required street parking.

Really friendly staff, helped with cab, even offered to make sandwiches as I would leave too early to catch breakfast. I had a room on the last floor and the internet signal didn't really bother to go that high, plus I could hear the neighbors returning to their room as some parts of the floor would squeak, but else everything was in perfect order.

The effort and attenton to detail to ensure had adequate Breakfast provision as, had to leave before Breakfast was usually served. The Shower was excellent as too the provisions in the room.

We were made very welcome and the breakfast was superb. The hotel may be a bit dated for some but it was clean and had lots of extras i was not expecting. It is good value for money and I would stay again.

Very friendly reception and a lovely couple running the guest house. A wonderful cook breakfast every morning, just what you need to fuel you till dinner! Very comfortable beds, I would certainly recommend this place!

Friendly and very welcoming. guest house is clean and has all nessasary ammeantaties in room. Stayed in single room, not huge but cosy and very reasonable price especially with cooked breakfast include - would definately recommend and use again if in the area.

Poor value for money. The room ( a single) is minute. I could not lay my suitcase down as it was then impossible to walk round it. The owner is very "regimental". I wasn't allowed in to the room until exactly 12.00. I left my case there, and walked around for an hour. Check out is at 10.00, which is a little early, and does not even give a full 24 hours. landlady gave us a verbal chastisment for daring to arrive after 9.00pm. (it was 9.40) she informed us in no uncertan terms that she would have refused the booking had she known we would arrive later than 9.00pm. We felt very unwelcome as the atmosphere was unpleasant!

This guest house was well maintained and very clean. We were welcomed when we arrived. The beds were really comfortable and the room was adequate for our needs as we only stayed one night. The only downside was the fact we had to share the bathroom and toilet but fortunately it was only with another couple and just down the hall. The breakfast was OK […] the price was very reasonable. It is on double yellow lines but were found a parking spot quite close opposite the park. On street parking can be a bit of a faff to find but that's not the hotels fault. Our room was immaculately tended, as was the whole hotel. We only stayed over the one night but all the basics were covered perfectly. All we ever want is clean & simple and Abbey Lodge delivers. Big breakfast too!

Apart from a slight confusion with check in times, the hotel was actually really lovely and cosy. Only a 15 minute walk to the University, and a 20 minute walk to the town centre, just down the road from Albert Road & the beach!!! Really clean, friendly was a very comfortable hotel!
